AC Leaking Water in Abu Dhabi? Causes, Quick Fixes & When to Call a Technician

If water is dripping from your indoor AC unit, it’s usually down to one of three things: a blocked condensate drain, a dirty filter, or a frozen evaporator coil. These problems tend to show up more often in Abu Dhabi, where the harsh heat and humidity from May to September push split AC systems to their limits. While regular maintenance can catch most leaks before they start, an ongoing drip is a sign you should bring in a licensed technician, since ignoring it can lead to mold and water damage.

Air conditioners do not use water as a coolant. The water you see dripping from your indoor unit is condensation, moisture that the unit pulls out of the warm indoor air during the cooling process.

Inside every split AC is an evaporator coil. Warm air passes over this coil, which is cold because refrigerant runs through it. The moisture in the air condenses on the coil surface, drips into a drain pan beneath it, and flows out through a condensate drain pipe to the outside.

When any part of this system is blocked, frozen, cracked, or misaligned, water backs up and finds its way into your room instead of outside. In Abu Dhabi, where ACs run for ten to twelve hours a day during summer, this system handles enormous volumes of condensate and is under constant stress.

1. Blocked Condensate Drain Line

This is by far the most common culprit. Over time, dust, algae, and debris build up inside the drain pipe and eventually block it. When the water has nowhere to go, it overflows from the collection tray and starts dripping out of the unit.

In Abu Dhabi, the combination of dust and high summer humidity speeds up how quickly this debris builds up inside the pipes. Units that don’t get serviced at least once a year are especially prone to this problem.

2. Dirty or Clogged Air Filter

Without sufficient warm air passing over it, the coil drops below freezing point and ice forms on its surface. When the unit cycles off or the thermostat reaches its set temperature, the ice melts and the coil releases more water than the drain pan can handle.

3. Low Refrigerant Level

When the refrigerant level is low, either through a leak or improper charging, the pressure inside the evaporator coil drops. This causes the coil surface temperature to fall too low, ice forms, and the same freeze-thaw cycle described above produces excess water.

A refrigerant issue is not a DIY repair. It requires a certified technician to locate the leak, repair it, and recharge the system to the manufacturer’s specification. 4. Cracked or Disconnected Drain Pan

Below the evaporator coil is the drain pan; it catches condensation first, before the water heads out through the drain pipe. Over years of use, the plastic can crack from repeated temperature cycling. A cracked pan leaks water regardless of whether the drain pipe is clear.

Units that are five years old or more are more likely to have pan damage, especially in Abu Dhabi where the temperature difference between indoor and outdoor air stresses plastic components.

5. Incorrect AC Installation

A poorly installed unit may not be level. The indoor unit must slope very slightly toward the drain outlet so water flows naturally into the drain pan and out through the pipe. If the unit tilts even slightly in the wrong direction, water pools in the wrong end of the pan and eventually overflows into the room.

This is a particularly important quality check when having a new unit installed or relocated.

6. Dirty Evaporator Coil

Even when a dirty filter isn’t restricting airflow, dust and grime can still settle right on the evaporator coil. Once that layer builds up, it acts like insulation and stops the coil from transferring heat properly.  The result is a colder-than-normal coil surface, frost formation, and water dripping when the frost melts.

Coil cleaning is part of an annual professional service and is not something that can be done with a household cloth.

Before calling a technician, there are a few safe steps you can take to reduce the immediate problem and possibly resolve a minor leak.

Step 1: Switch Off the Unit

Turn the AC off at the remote and at the wall switch or circuit breaker. Running a leaking unit risks water reaching electrical components and causing a safety hazard or additional damage.

Step 2: Clean or Replace the Air Filter

Pop open the front panel of your indoor unit (your manual will show you how if you’re stuck). Slide the filter out and give it a rinse under the tap, or brush the dust off with something soft. Let it dry all the way before you put it back in. And if it’s torn or falling apart, just grab a replacement in the type your manufacturer recommends. 

Step 3: Check the Drain Pipe Outlet

Find where the drain pipe comes out of your house, usually on an exterior wall. Water should be dripping from it while the unit runs. If it’s bone dry, you’ve probably got a blockage. To confirm, pour a little water straight into the drain pan and see if it drains away. If it just sits there, that’s your answer.

Step 4: Clear Visible Blockages

If you can reach the pipe and the clog seems close to the outlet, try flushing it with water, running a wet/dry vac in reverse, or working a thin flexible brush through it. Skip the high-pressure air or chemicals though, unless you actually know how the pipe is routed. Otherwise you risk pushing the clog in deeper or cracking the pipe.

Step 5: Contain the Water

Put towels or a shallow container under the drip so it doesn’t ruin your floors or ceiling. Snap a few photos of any damage first, before you clean up. That way you’ve got proof if you need to file an insurance or warranty claim later.

• Water stains show up on the ceiling or wall, meaning the leak’s probably been going on for a while.
• The unit is newly installed and is already leaking.
• The leak is large enough that water is dripping continuously rather than occasionally.
